Making a Property Safe Before You Leave
Why this matters
Between finding a hazard and fixing it there is a gap: minutes if you can repair on the spot, days or weeks if it needs parts, a specialist, or the customer's decision. In that gap the danger is live and you are the last professional who touched it. Making the property safe before you leave is what keeps a deferred repair from becoming an incident. It is a small set of concrete actions, and every trade uses the same ones.
The make-safe toolbox
Whatever the trade, making safe means one of these: remove the energy, isolate the source, block access, or warn. Pick the lightest action that actually removes the danger.
- Shut off the source. Close the gas valve, the water shutoff, or the fuel supply. Kill the breaker or pull the disconnect. Stop the pump or equipment.
- De-energize and verify. For electrical, turn it off and confirm it is dead with a meter before you consider it safe. Off is not dead until you have verified it.
- Isolate. Cap a line, plug an opening, close a valve, disconnect a connector so the hazard cannot reach anyone.
- Lock out and tag. Put a lock or a tag on the shutoff so no one restores it without knowing why.
- Red-tag the equipment. Mark the unit unsafe with a visible tag stating what is wrong and that it must not be operated.
- Barricade or block access. Physically keep people away from an open panel, a hole, a pool hazard, or exposed wiring.
- Ventilate or evacuate. For gas, carbon monoxide, or fumes, get air moving and people out, and follow the evacuation sequence for an active leak.
Verify dead, do not assume off
The most dangerous shortcut is trusting a switch. A breaker can be mislabeled, a valve can pass, a "stopped" motor can be on a timer. Verify:
- Electrical: meter it at the point you will work to confirm zero volts, and test your meter on a known live source before and after.
- Gas and water: confirm flow has actually stopped, not just that you turned a handle.
- Stored energy: a capacitor, a pressurized vessel, a spring, or a raised load can hurt you after the power is off. Relieve it.
This is the same verify-before-trust discipline you use on your test equipment, applied to the shutoff.
Tag so the next person understands
A shutoff nobody understands gets restored. Your tag or note has to answer the next person's questions without you there:
- What is wrong, in one line.
- What must not be operated, and why.
- Who to call, and the date.
A red tag with no information is an invitation to flip it back on. Write it like the next person has no context, because they do not.
Make-safe is not repair, and say so
Making safe buys time; it does not fix anything. Be explicit with the customer that the system is off or isolated for safety and stays that way until the actual repair is done. A customer who thinks "he shut it off, so it's handled" will wait comfortably on a danger that is only paused.
Match the action to the hazard, not to convenience
A latent issue may need only a tag and a written note; an immediate one needs the source removed and verified dead before you pull out of the driveway. Do not under-respond because a full make-safe is inconvenient, and do not shut a whole house down when isolating one circuit does the job. The test is simple: after you leave, can this still hurt someone? If yes, you are not done.
