How to Do a Walk-the-Property Safety Scan

Why this matters

The property tells you how it plans to hurt you before you ever open a panel, but only if you look. Most field injuries are not exotic. They are a dog nobody mentioned, a rotten step, a wet floor over a live circuit, a whiff of gas at the meter, a second-story job with no safe place to set a ladder. A short scan on arrival catches the thing that would have caught you. It also reads the access, the occupants, and the exits, so you are never surprised and never cornered. Do this every visit, even at an address you have run a hundred times, because the hazard changes even when the house does not.

Start with the three that kill: gas, water plus power, height

Before you carry a single tool in, use your nose and your eyes on the hazards that do not give a second chance.

  • Smell for gas. Rotten eggs, sulfur, or skunk near a meter, tank, or appliance means stop. Do not touch anything electrical, get yourself and the occupants clear, and follow your gas-leak procedure before you do any work.
  • Look for water meeting electricity. A flooded basement with a live panel, a wet floor under an outlet, a pump sitting in standing water: treat it as energized until you have killed power and verified dead with a meter. This is the combination that turns a routine call into a fatality.
  • Read the height and the footing. If the work is up high, find where a ladder will sit and whether the ground below and the surface above will hold it. Decide that on the ground, not one-handed at the top.

Handle these first. Almost everything else on a property is recoverable. These are not.

Walk the approach and the ground you will stand on

Look down and around as you come in. You are carrying tools and often not watching your feet, so clear the trip and fall risks before you are loaded up.

  • Loose or rotten steps, a missing handrail, a slick walk, ice, moss, or algae.
  • Uneven ground, a covered well or septic lid, a soft spot, a hole in tall grass.
  • Overhead lines where a ladder or a long tool could reach them. Assume every line is live.

If the only path to the work is unsafe, that is a finding to solve, not a hazard to power through.

Read the living hazards: animals and people

The property has occupants, and they change your plan more than the wiring does.

  • Animals. Look for a dog, a bowl, a chewed fence, a "beware" sign. Ask before you enter a yard or open a gate. A friendly dog at the door can turn when you go for its owner's crawlspace.
  • People. Note who is home, whether anyone seems impaired or agitated, and whether children will be underfoot near your work. A calm read at the door tells you how much space you need to keep clear.

Scan the structure and the access you will use

Now look at what you actually came to work on and how you will reach it.

  • Access points. Attic hatch, crawlspace, roof, equipment closet: is the way in sound, lit, and clear, or are you crawling over stored junk on a bad floor?
  • Structural cues. Sagging framing, water-stained ceilings, a spongy floor near where you will kneel, a deck that flexes. If it will not hold you and your load, it does not matter that the repair is easy.
  • Environment. Confined or unventilated space, standing water, heavy dust, extreme heat in an attic. Each one changes what gear you stage before you commit.

Plan your exit before you commit to the work

Finish the scan by deciding how you get out, both routinely and fast. Know the nearest exit from where you will be working, keep it clear, and never let your body end up boxed between the hazard and a wall. If the space has one way in and one way out, that is worth a second thought before you enter it. The scan is not paranoia. It is the difference between reacting to a surprise and having already seen it coming.
