Garage Door Opener Diagnosis Reference
Why this matters
A garage door opener that won't work strands the customer's car. The customer's first instinct is "the opener is broken" - and 70% of the time the opener is fine; the cause is misaligned safety eyes, wrong force setting, broken spring, or a stripped drive gear. Diagnosing in the right order avoids replacing a full opener that wasn't the problem. Critical safety note: torsion springs are under massive tension - never service or replace springs without proper tools and training.
Major opener brands
- LiftMaster / Chamberlain - dominant residential brand, shared parent (Chamberlain Group). MyQ smart-home integration.
- Genie - second-largest residential brand. Aladdin Connect smart integration.
- Sommer - premium / specialty, direct-drive (no chain or belt).
- Marantec - premium, used by Wayne Dalton and some specialty installers.
- Linear / Allister - budget tier.
- Older brands (Stanley, Crusader, Multicode, Code Dodger) - frequently encountered in service; parts may be limited.
Identification: model number on a sticker on the side of the opener motor housing OR on the back. Some controllers have it on the inside of the cover.
Drive types
- Chain drive - older, more common, louder, durable. Bicycle-chain-like loop pulls a trolley. $$
- Belt drive - modern, quieter, slightly more expensive, smooth. Reinforced rubber belt. $$$
- Screw drive - uses a long threaded rod; less common. Requires regular lubrication. $$$
- Direct drive (jackshaft / wall-mount) - motor at the side of the door, no overhead unit. Premium, quiet, used where ceiling clearance is limited. \(\)
Common failure modes

Diagnostic procedure
Step 1: Quick power check.
- Look for opener's status LEDs (most units have a small light on the side of the head unit).
- Try the wall button (avoids remote/RF issues).
- Check the GFCI receptacle the opener plugs into (often a switched outlet or shared with a porch light).
- Verify breaker is on.
Step 2: Check operating mode.
- Lockout switch on wall control? Look for "vacation lock" or padlock icon.
- Some openers have a manual disconnect trolley pulled (red cord) - the door is in manual mode, opener spins but nothing moves. Re-engage by pulling cord again or operating door manually until trolley clicks back into chain.
Step 3: Look at the photo-eyes.
- Two sensors mounted near the bottom of the door track, one on each side, typically 6" above the floor.
- One is the transmitter, one is the receiver.
- LEDs on each: one solid green / amber when aligned and powered, one solid green / amber when receiving signal.
- If one is blinking or off → misaligned OR blocked OR wiring damaged
- Cobweb across the beam, leaf, plastic bag = blocks the eye → door won't close
- Sun directly into the receiver eye lens can blind it temporarily - try at different time of day to confirm
- Most modern openers refuse to close when the eyes signal a problem; older openers (pre-1993, before UL 325) didn't have eyes and just relied on force-reversal
Step 4: Listen and watch.
- Motor runs but nothing moves → trolley disconnected OR drive gear stripped
- Motor hums, no rotation → start capacitor failed
- Door starts down, jerks, reverses → obstruction sensor triggered (something in the way OR a binding track OR sensitivity too high)
- Door drops fast when disconnected (manual mode) → spring is broken or weak
Step 5: Test the springs (with door manually disconnected and SAFELY).
- Pull the manual disconnect cord with the door fully closed
- Try to lift the door by hand (one person, 6 ft door = ~10 lb of effort if springs are balanced)
- If the door is heavy (>30 lb effort) → springs are weak or broken
- If the door drops fast when released at half-height → springs are broken/weak
- DO NOT operate the opener with broken springs - the opener will fight the spring imbalance and burn out
- Recommend immediate spring service (call out qualified tech with proper tools)
Step 6: Force and limit adjustments.
Most openers have two adjustments on the side of the motor unit:
- Up force - how much push the motor applies during opening
- Down force - how much push during closing
Settings are typically a screw or dial labeled UP and DOWN. Adjust slowly:
- Door reverses while opening → increase up force (a quarter-turn at a time)
- Door reverses while closing → increase down force OR check for obstacle in path
- Door doesn't completely close → increase down force
- Door slams hard at floor → decrease down force
Critical: force setting is a safety reversal mechanism - UL 325 requires the opener to reverse on a 1.5" obstacle (or 1.0" depending on cycle). Never crank force to maximum to "fix" reversal issues; find the cause.
Step 7: Limit adjustments.
Travel limits set how far the door opens / closes. Adjust if:
- Door doesn't reach the floor → adjust DOWN limit further
- Door slams floor before stopping → adjust DOWN limit shorter
- Door stops short of fully open → adjust UP limit further
- Door rams the top of the track → adjust UP limit shorter
Mechanism varies by brand - screws (older chain-drive), digital limit programming (modern), or learn-button cycle (LiftMaster auto-set).
Photo-eye alignment procedure
- Pull power to the opener for safety (some controls signal an alarm during diagnostics).
- Loosen the eye-mounting screws (one on each eye bracket).
- Find the LED on each eye. Identify which is transmitter (often always green) and which is receiver (steady when receiving, blinking when not).
- Aim the receiver eye AT the transmitter - adjust angle until receiver LED goes solid.
- Tighten mounting screws.
- Restore power. Test door operation.
