Garage Door Diagnosis Reference

Why this matters

Garage doors are heavy mechanical systems with electric controls. Failures range from minor adjustments to dangerous spring issues. The tech who can diagnose + fix common issues + recognize when to refer (springs) handles work efficiently + safely. This is the field card.

Garage door components

Door panels:

  • Sections (sectional door)
  • One-piece (older)
  • Stiles, rails, hinges, rollers

Tracks:

  • Vertical (door bottom)
  • Curved (transitions to horizontal)
  • Horizontal (above)
  • Mounted to wall + ceiling

Springs:

  • Torsion springs (above door, on shaft): most common
  • Extension springs (along sides): older style
  • High-tension; DANGEROUS to handle

Cables:

  • Connect springs to door bottom
  • Help lift weight
  • Replacement when frayed

Rollers:

  • Wheels on door sides
  • Roll in tracks
  • Wear over time

Hinges:

  • Connect door sections
  • Lift / lower with movement
  • Wear

Opener:

  • Motor + drive
  • Chain, belt, OR screw drive
  • Wall mount OR ceiling mount

Safety devices:

  • Photo eyes (sensor at bottom)
  • Auto-reverse (door reverses on obstacle)
  • Manual disconnect (red cord)

Common failures

Door won't open from remote:

  • Battery dead (remote)
  • Range issue
  • Opener motor issue
  • Frequency interference

Door won't open from wall switch:

  • Wall switch failed
  • Wiring issue
  • Opener internal failure

Door starts then reverses:

  • Photo eyes misaligned OR blocked
  • Auto-reverse triggered (force setting wrong)
  • Damaged track (door hitting)

Door comes down too fast:

  • Spring tension wrong
  • Cable issue
  • Force setting wrong

Door doesn't fully close:

  • Limit switch wrong
  • Track obstruction
  • Photo eye misaligned

Loud noise:

  • Worn rollers (bearings)
  • Loose hardware
  • Spring noise (lubricant)
  • Chain drive noise (loose, dry)

Door uneven:

  • Spring tension difference
  • Cable damage
  • Bent track
  • Roller damage

Safety considerations

Torsion springs:

  • Wound tight; tremendous force
  • Death OR serious injury possible
  • Specialized tools required
  • Most service techs don't service torsion springs
  • Refer to specialist

Extension springs:

  • Also dangerous
  • Safety cable required (in case of break)
  • Can whip if break

Working with springs:

  • Door MUST be down (springs wound)
  • Specialized winding bars
  • Training required
  • Sometimes refer

Photo eye troubleshooting

Most common service call:

  • LED status (steady vs blinking)
  • Alignment (both eyes see each other)
  • Cleaning (dust, spider webs)
  • Wiring connections

Reset:

  • Loosen mounting; realign
  • Clean lenses
  • Tighten secure

Diagnostic sequence

For "door won't operate":

  1. Power to opener?
  • Outlet OR hardwired
  • Light come on?
  1. Remote / wall switch issue?
  • Battery in remote
  • Wall switch tested
  1. Photo eyes aligned?
  • LED status on each
  • Clean lens
  • Verify alignment
  1. Manual operation?
  • Pull red cord
  • Lift door manually (heavy; help possibly)
  • Verifies mechanical OK
  1. Travel limits set correctly?
  • Door reaches full open + full close
  1. Force setting OK?
  • Door doesn't reverse from normal resistance

Lubrication

Annual maintenance:

  • Hinges (light oil)
  • Rollers (silicone OR garage-door-specific)
  • Springs (don't soak; light coat)
  • Track (don't lubricate; clean only)

Don't use WD-40:

  • Solvent; removes lubrication
  • Use proper lubricant
  • Garage-door-specific spray

Roller replacement

When:

  • Worn (visible wear, noise)
  • Damaged (chipped, broken)
  • Old (5-10 years rebuild)

Process:

  • Remove from track
  • Replace hinge / roller assembly
  • Often replace all at once

Hinge replacement

When:

  • Worn (loose, noisy)
  • Damaged
  • Old

Common: replace one section at a time.

Cable replacement

When:

  • Frayed
  • Broken
  • Worn

WARNING: cables under tension; require door down + spring tension management.

Refer to specialist for cable + spring work.

Spring replacement

When:

  • Broken (visible)
  • Old (10+ years, fatigue)
  • Performance issues

Process:

  • Specialized tools (winding bars)
  • Tension management
  • High-risk
  • Often refer

Opener replacement

When old opener fails:

  • 15+ years typical lifespan
  • Major component failure
  • Customer upgrade (quieter, smart)

Options:

  • Chain drive (most common; cheapest; loudest)
  • Belt drive (quieter; mid-cost)
  • Screw drive (less common; mid-cost)
  • Direct drive (very quiet; expensive)

Smart opener

Modern:

  • Wi-Fi connected
  • App control
  • Notifications
  • Some self-diagnostic

Install considerations:

  • Wi-Fi range
  • Customer's smartphone
  • App setup

Battery backup

For openers:

  • Power outage operation
  • Required in some jurisdictions (CA)
  • Customer benefit

"My door won't go up":

  • Photo eyes (most common)

"My door is loud":

  • Worn rollers
  • Lubrication (lack)
  • Drive system (chain loose)

"My door comes down too fast":

"My door won't close all the way":

  • Limit switch

Force settings

Up force: how much pull motor uses Down force: how much push motor uses

If too low: door reverses on minimal resistance If too high: doesn't reverse on obstruction (safety issue)

Adjust per manufacturer instructions; safety critical.

Travel limits

Open limit: how far door opens Close limit: how far door closes

Symptoms of wrong settings:

  • Door stops short
  • Door bangs into floor
  • Door bangs into top

Adjust per opener instructions.

Customer education

Maintenance reminder:

  • Annual lubrication
  • Monthly visual inspection
  • Test auto-reverse monthly (block sensor with cardboard)
  • Spring inspection (visual only)

Safety:

  • Don't let kids play with opener
