Plaster Surface Diagnostics and Restoration

Why this matters

Pool plaster lasts 8 to 15 years on average; some last 20 with good chemistry, others fail in 5 with aggressive chemistry. The customer sees plaster failure as "rough spots", "staining", "cracking", or "discoloration" and asks "do I need a re-plaster?" The honest answer requires reading the surface, identifying which failure mode is present, and matching the repair (or recommending full re-plaster) to the actual condition. A pool tech who can walk a customer through "this is etching from low pH, this is calcium scaling from high pH, this is normal aging" has the diagnostic vocabulary that turns a modest chemistry-balance visit into a significant re-plaster job when warranted. The supply of techs who can do this is small; the customer-side demand is high.

Each plaster type has its own failure signatures and customer expectations. Exposed aggregate (PebbleTec) is the modern premium standard; standard white is the budget choice.

Common surface conditions

Spot etching (acid attack)

Symptom: rough patches, often white or chalky-looking, where the plaster has dissolved at the surface.

Cause: water pH below 7.0 for extended periods; LSI (Langelier Saturation Index) negative. Common in pools with chlorine over 8 ppm without pH buffering, or after a heavy shock treatment without rebalancing.

Diagnosis: feel the surface; etched plaster is rough. Water test confirms low pH or unbalanced LSI.

Repair: rebalance water chemistry first. Etched plaster does not regrow; severe etching requires re-plaster. Light etching can be lived with.

Calcium scaling

Symptom: white crusty deposits on plaster surface, often near the waterline or at fittings.

Cause: water hardness over 400 ppm calcium hardness, with high pH (over 8.0) causing calcium to precipitate. Long-term high LSI (above +0.5).

Diagnosis: scrape a deposit; scaling is hard and white. Water test confirms high hardness or LSI.

Repair: drain partially, acid wash with diluted muriatic acid (1:10 acid to water, brush onto scaling). For severe scaling, professional acid-wash service (drain entirely, full pool acid wash, careful refill). After repair, manage water chemistry to LSI between -0.3 and +0.3.

Spot staining

Symptom: discolored patches in various colors.

Diagnosis: water test for metals; the source water (or the algicide brand used) often reveals which metal.

Repair: ascorbic acid (Vitamin C) treatment for organic stains; metal-specific sequestrants for metal stains; sometimes physical scrubbing.

For chronic metal staining: install a sequestering agent feeder (continuous low-dose metal control) or address the source (water source, heater).

Cracking

Symptom: visible cracks in the plaster surface.

Crazing is normal and does not leak. Linear cracks may or may not leak (dye test to verify). Cracks at fittings need investigation and repair.

Spot delamination

Symptom: plaster bulges or sheets fall off in chunks.

Cause: poor bond between plaster and shell at install (most common); chemical attack of bond; settling shifting the shell.

Repair: chip out the delaminated section, prep the substrate, replace with patching plaster. For widespread delamination, full re-plaster is the only practical fix.

Mottled or non-uniform color (new plaster)

Symptom: new plaster shows color variation in patches.

Cause: poor mixing during plaster install (insufficient mixing of pigment), or chemistry imbalance during early cure (the "plaster wash" critical first 30 days).

Repair: if within manufacturer warranty period (typically 1 year), warranty claim. Outside warranty, partial restoration is difficult; full re-plaster is the only certain fix.

Algae staining (typical green / yellow / black algae)

Persistent algae growing into the plaster surface can leave stains even after algae is killed. Treatment: shock the pool, then physical scrub with stainless steel brush; ascorbic acid for residual stain.

When to recommend re-plaster

Cost of re-plaster:

  • Standard white Marcite: a modest cost to a modest per sq ft of plaster surface
  • Tinted Marcite: a modest per sq ft
  • PebbleTec / exposed aggregate: a modest per sq ft

A typical 15,000-gallon residential pool has roughly 600 to 900 sq ft of plaster surface. Total re-plaster cost: a significant depending on selection.

The plaster wash (first-month chemistry critical)

After re-plaster, the first 28 to 30 days are critical for chemistry management. The plaster is still curing and chemically active; aggressive chemistry damages the new surface permanently.
