Rodent Recurrence After Exclusion Decision Tree

Why this matters

A signed-off rodent exclusion job that fails inside the 60-90 day warranty window is one of the most expensive callbacks in residential pest control. Material reuse on the second visit is rare, the customer has watched a technician spend hours sealing the structure already, and the second technician inherits the prior tech's notes plus the customer's frustration. The decision tree below is built to separate three very different root causes that present identically as "I am hearing them again": new entry that was missed on the first visit, an existing entry that the rodent reopened, and a resident population that was sealed inside the structure at the time of the original visit. Each branch has a different remediation path, a different liability profile, and a different conversation with the customer.

Symptom presentation

Capture five facts before any tool comes out of the truck. Days since the original exclusion sign-off (sub-14, 14-45, 45-90, over 90 each have a different baseline expectation). Activity location relative to the original work scope (same wall, adjacent room, opposite end of structure, exterior only). Activity type the customer is reporting (scratching, droppings, gnaw damage, visual sighting, smell). Whether snap traps or bait stations placed at original visit have caught or fed. Whether any structural change has happened on the property since sign-off: new HVAC line, new gas line, solar conduit penetration, deck rebuild, landscape trenching, roof work.

A unit reported within 14 days with droppings in the same area as the original activity is almost always a survivor-in-place situation. A unit reported at 60 days with activity in a new area of the structure is almost always a new ingress or a missed point.

Quick checks

Walk the exterior with the original exclusion punch list in hand. Verify every documented seal is intact. Hardware cloth pulled off, copper mesh removed by rodent gnawing, expanding foam tunneled through, and door sweeps lifted from settle are the four most common failure modes. Photograph each verified-intact seal and each compromised seal before any rework starts.

Check the original interior monitoring devices. If snap traps were left armed, log catches and bait status. Unfed bait blocks beyond 30 days indicate no active resident population in that zone. Heavy feeding on a single station with no catches on adjacent snaps suggests a single survivor or a new juvenile.

Inspect for fresh rub marks, fresh droppings (moist, dark, soft versus old droppings which are dry, grey, crumbly), and fresh urine fluorescence under UV. Fresh sign within 24 hours of inspection drives the tree to active-population branches. No fresh sign within 72 hours despite the customer call drives the tree toward resolved-activity-with-residual-noise branches.

Isolation tree

Branch A: Original seal intact, fresh sign present, new entry point identified. This is a missed entry on the first visit or a new entry created by post-sign-off structural change. Map the new point against the original inspection sheet. If the entry is in an area the original inspection should have covered (foundation, roofline, vents, plumbing penetrations within 18 inches of grade), this is a missed point and falls under warranty rework at the company's cost. If the entry is associated with a post-sign-off structural change (new conduit, new HVAC line set, etc.), this is a new condition and falls outside warranty. Document with dated photographs of the new condition.

Branch B: Original seal compromised, fresh sign present. The rodent reopened a seal. Three sub-branches. B1: hardware cloth or sheet metal seal pulled from substrate - the substrate failed, redo with a longer fastener or a different anchoring method (Tapcon into masonry, structural screw with washer into framing). B2: copper mesh or stainless wool removed - normal failure mode against persistent rats, upgrade to hardware cloth backed by mortar or sheet metal on the next pass. B3: foam-only seal tunneled through - foam was used outside its intended role, redo with mesh or sheet metal as the structural barrier and foam only as the air seal.

Branch C: Original seal intact, no fresh sign present, customer reports activity. Resident population sealed inside at original visit, now dying off and creating noise without new entry. Common in attic mice exclusion jobs that did not include interior trapping. Set interior snap traps and ground-based stations per FIFRA-labeled bait station product, monitor for 14 days, and address odor management if the customer is sensitive. Do not breach exterior seals.

Branch D: Original seal intact, no fresh sign, no captures, customer still reports. Non-rodent source. HVAC condensate line ticking, squirrel or bird activity in chimney chase, settling noise from temperature differential. Walk the customer through the differential check. Do not retrofit pest scope to non-pest noise.

Confirming diagnosis

For Branch A and B, fresh sign plus a defect in the exclusion scope is confirmation. Photograph the defect, the fresh sign within 6 feet of the defect, and any captured rodent.

For Branch C, fresh sign without an exterior defect and consistent interior catches within 7-14 days confirms sealed-in population. Tag the structure for an attic inspection with thermal imaging on the follow-up visit; nesting material warms visibly under thermal even when activity has ceased.

For Branch D, the diagnostic is negative: no fresh sign over 72 hours of monitoring, no captures over 14 days, no UV-fluorescent urine, no fresh gnaw. Confirm the non-pest source with the customer present (run the HVAC, listen for the differential noise, etc.) and document the conversation in the visit report.

Remediation

Warranty rework (Branch A missed point, Branch B failed seal): no charge to the customer, internal cost-of-quality entry, root cause logged against the original technician and crew. Upgrade the seal material per branch (mesh-backed mortar for masonry, sheet metal for siding, structural screw with neoprene washer for door sweeps). Re-inspect the entire structure on the rework visit; a missed point at one location almost always correlates with a missed inspection sector.
