Visible Mold vs Condition 2 Settled Spore Spread Decision Tree

Why this matters

IICRC S520 Condition 1, 2, and 3 are not just labels - they drive every scope decision. Condition 1 is normal ecology, no remediation needed. Condition 3 is actual growth requiring source removal. Condition 2 is the trap: settled spores and microbial fragments from a Condition 3 source elsewhere, deposited across surfaces in adjacent rooms by air movement or HVAC distribution. Condition 2 is invisible to the homeowner, indistinguishable from normal dust by eye, and the most commonly under-scoped condition in residential remediation. Reading the spread correctly determines whether you write a 200 sq ft remediation or a 1500 sq ft remediation in the same building.

Symptom presentation

Three patterns at the door:

  • Visible growth on a single substrate (drywall, baseboard, vanity kick) with adjacent rooms appearing clean: Condition 3 localized. Adjacent rooms may still be Condition 2.
  • Visible growth on multiple substrates across multiple rooms: Condition 3 distributed. Spore transport between rooms is almost certain.
  • No visible growth, homeowner complaint of musty smell, HVAC has been running: investigate for hidden Condition 3 source AND settled-spore Condition 2 distribution.

The visible growth is the obvious problem. The Condition 2 spread is what makes the job actually a remediation rather than a cleanup.

Quick checks at the door

  • Walk the home with HVAC off for 5 minutes before assessment. Smell at the supply registers and at floor level in each room.
  • Visual inspection of every wall, ceiling, and floor surface with a flashlight at low angle. Settled spores on flat surfaces show as a fine olive or gray haze; mold growth shows as raised colonies with defined edges.
  • HVAC system inspection: blower compartment, return air, ductwork accessible interior. Spore transport via HVAC is the primary Condition 2 mechanism in occupied homes.
  • Note rooms with shared HVAC zones; settled-spore distribution follows the supply-and-return path.

Isolation tree

Step 1: identify Condition 3 source.

  • Visible mold colonies on substrate (drywall, framing, insulation, sheathing): Condition 3 confirmed at that location.
  • Document with photographs, measure square footage of visible colonization.
  • Source-water investigation: every Condition 3 has a moisture history. Find the source per S500 protocols for current water or document historical moisture from prior events.

Step 2: determine spore transport path.

  • HVAC ran during or after the Condition 3 event: assume distribution to every room on the same HVAC system.
  • HVAC off, doors closed: distribution may be limited to the room of growth and immediately adjacent spaces.
  • Doors open, occupied home, normal traffic: distribution by foot traffic and disturbance to adjacent rooms.

Step 3: define Condition 2 boundary.

  • Sample the adjacent rooms with air sampling (S520 Section 10.4.2) or surface tape lift sampling. Compare to outdoor reference and to a clean-reference indoor area.
  • Elevated indoor spore counts compared to outdoor of the same species as the visible growth confirm Condition 2 distribution.
  • Surface tape lifts on horizontal surfaces (top of door trim, tops of cabinets, ceiling fan blades) in adjacent rooms reveal settled-spore presence even without visible growth.

Step 4: scope the Condition 2 cleaning area.

  • Every room on the same HVAC zone as the Condition 3: Condition 2 cleaning scope.
  • Rooms with shared doorways or open floor plan to the Condition 3 area: Condition 2 cleaning scope.
  • HVAC system itself: Condition 2 cleaning scope (return-air interior, supply ductwork, blower compartment, coil cleaning if accessible).

Confirming diagnosis

Three confirmation steps:

  • Visual inspection per S520 Section 10.4: defined Condition 3 area perimeter, photographed.
  • Sampling (air, surface, or both) at the Condition 3 area, in suspected Condition 2 rooms, and outdoors as the reference. Document on the moisture map and the assessment report.
  • Source-water identification. No Condition 3 exists without a moisture source; document the history.

If sampling is not within budget, the assumption defaults conservative: any room on the same HVAC zone as Condition 3 is treated as Condition 2 until clearance proves otherwise.

A scope written only for the visible Condition 3 area on a job where HVAC ran during the loss creates re-occupancy exposure. Settled spores in adjacent rooms re-aerosolize on disturbance and the homeowner returns to a musty home after clearance "passed" on the localized Condition 3 area. Document HVAC status during the loss; if HVAC ran, scope Condition 2 cleaning across the system regardless of homeowner pushback.

Remediation by condition

Condition 3 (visible growth):

  • Containment per S520 Section 14. 6-mil poly walls, negative air with HEPA filtration, decontamination chamber.
  • Source-removal of porous substrates with visible growth.
  • HEPA vacuum and damp-wipe of retained semi-porous and non-porous surfaces.
  • EPA-registered antimicrobial application per label, on retained surfaces.
  • PPE per S520 Section 13: minimum N95, full-face PAPR for larger scopes or sensitized workers.

Condition 2 (settled spore spread):

  • Detailed cleaning of all surfaces in the affected rooms: HEPA vacuum followed by damp-wipe with detergent solution or EPA-registered antimicrobial per label.
  • HVAC cleaning per NADCA ACR 2021 standard: return-air interior, supply ductwork accessible portions, blower compartment, evaporator coil (if accessible and visibly contaminated).
  • Air filtration through HEPA scrubber during cleaning to capture re-aerosolized spores.
  • Contents cleaning: hard goods HEPA-vacuumed and damp-wiped; soft goods laundered or HEPA-vacuumed; documentation per S520 Section 17.

Condition 1 (normal):

  • No remediation. Document the perimeter on the moisture map.

Clearance:

  • Per S520 Section 18: post-remediation verification. Visual inspection plus sampling (air, surface) compared to outdoor or clean-reference. Local jurisdiction may require third-party clearance (Texas, Florida, New York commercial).
