Staining Color Black vs Green vs White: Active vs Old Decision Tree

Why this matters

Color is the first thing a customer points at and the first thing a tech is tempted to over-read. Color alone does not identify a genus and does not tell you whether growth is active. Black can be Stachybotrys, Cladosporium, soot, or efflorescence; white can be young mold, efflorescence salts, or mineral deposit; green is usually fungal but spans many genera. The diagnostic question that actually drives the work order is not "what color" but "is this active growth right now, and does it have a current water supply." Reading color as identity sells the wrong scope; reading moisture and morphology gets it right.

Symptom presentation

Visible discoloration the customer calls mold. Note the color, but immediately characterize texture and context: is it fuzzy/raised (fungal mycelium) or crystalline/powdery (efflorescence salts) or flat and sooty (combustion residue); is it on a surface with a current or recent moisture history; does it smear, wipe to powder, or stay embedded. These attributes outrank color for diagnosis.

Quick checks

  • Touch test (gloved): fuzzy and raised leans fungal; crystalline and powdery that dissolves in water leans efflorescence; greasy black smear leans soot.
  • Moisture-map the substrate. Active fungal growth needs a current or very recent water source; a dry substrate at or near the matching dry baseline with old staining is likely arrested or non-fungal, while a reading well above baseline supports active growth.
  • Water-drop test on white crystalline material: efflorescence (mineral salt) dissolves; mold does not.
  • Light brushing: living mold often releases spores and smears as biomass; old arrested growth and stains are drier and more fixed.
  • Note location: efflorescence favors masonry and concrete with through-moisture; soot favors surfaces near combustion or candle/fire history.
  • Log indoor RH and surface temperature where the staining sits on a cold exterior surface; condensation-driven growth needs the surface at or below dew point, and the same diffuse black speckle on a cold wall is often active growth, not an old stain.
  • Check whether the discoloration follows a moisture pattern (a bloom, a stripe, a flood line). Pattern-following discoloration leans active fungal; random isolated marks lean cosmetic or non-fungal.

Isolation tree

  1. Black, fuzzy/raised, on a wet or recently wet substrate (drywall paper, OSB, framing) -> active fungal growth. Black on chronically wet cellulose with a slimy texture raises the water-damage-indicator genera. Treat as active; sample to confirm genus where handling depends on it.
  2. Black, flat/sooty, greasy smear near combustion or candles -> soot/combustion residue, not mold. Route to cleaning, not remediation.
  3. Black or dark crystalline/powdery on masonry that dissolves with water -> efflorescence (mineral salts from through-moisture). Not mold; the finding is a moisture indicator, address the water, no fungal remediation of the stain itself.
  4. Green, fuzzy, on a moist surface -> active fungal growth (commonly Penicillium/Aspergillus-like or Cladosporium). Active if moisture is present; confirm and remediate.
  5. White, fuzzy, early/sparse on a damp surface -> often young or early-stage fungal growth (some colonies are white before sporulating). Treat as active growth if substrate is moist.
  6. White, crystalline/powdery on concrete or block, dissolves in water -> efflorescence, not mold.
  7. Any color, on a confirmed-dry substrate, fixed and non-smearing, no current moisture -> likely old/arrested growth or stain. Growth may be inactive, but staining and settled spores (Condition 2) can remain and re-activate if wetted again.

Confirming diagnosis

Color narrows; sampling and moisture confirm. A direct surface sample (tape lift or swab) read under microscopy distinguishes fungal structures (hyphae, conidiophores, spores in growth morphology) from non-fungal residue, identifies genus where it matters, and indicates whether structures suggest active growth versus settled dust. Moisture data answers active versus old: active growth requires available water, so a dry substrate with no recent wetting argues for arrested. For efflorescence versus mold, the water-solubility test is definitive at the surface. Where the handling differs by genus (water-damage indicators triggering more aggressive containment), the lab result governs, not the color you saw.

Remediation

Treat by what it is, not what color it appeared. Active fungal growth: correct moisture, then remediate per S520 with containment and substrate-appropriate removal or cleaning; porous Condition 3 comes out, semi-porous and non-porous gets HEPA-vacuumed and damp-wiped. Soot: route to fire/soot cleaning, not mold remediation. Efflorescence: address the through-moisture source; the salt itself is brushed/cleaned, not remediated as mold, but the finding tells you water is moving through the masonry and that water may also feed real growth elsewhere. Old/arrested growth on a now-dry substrate: still clean and, if porous and embedded, remove; settled Condition 2 spores get HEPA-vacuumed and damp-wiped because they re-activate when the surface is wetted again. A biologically clean but cosmetically stained substrate can be sealed or encapsulated for appearance once confirmed inactive; that is a finish decision, not a remediation failure. The color told the customer a story; the moisture reading and the sample tell you the work.
