Staining After Clean: Replace Now vs Monitor Condition Decision Tree
Why this matters
After a successful clean, residual staining often remains, especially on framing lumber and engineered wood. The customer wants to know: is this still mold, and do we replace it now or leave it and monitor? The decision turns on a distinction that confuses many techs: cosmetic stain on dry, structurally sound, cleaned wood is acceptable and does not require replacement, while staining that masks living growth, structural degradation, or an unresolved moisture problem does. Replacing structurally sound wood for cosmetics is wasteful; leaving compromised or still-contaminated wood is negligent. This is a condition-assessment decision driven by viability, structural integrity, and moisture status, not by appearance alone. S520-2015 supports condition-based decisions: porous material with surface-only staining on cleaned, dry, sound substrate can remain.
Symptom presentation
Framing, sheathing, or subfloor that passed cleaning but retains gray, brown, or black discoloration. The customer is anxious that "there is still mold." The wood may be sound or may show softening, delamination (in engineered products), or punky areas where growth or rot advanced.
Quick checks
- Probe the stained wood for structural integrity. An awl or screwdriver that sinks into soft, punky fiber indicates decay and loss of strength; firm wood that resists the probe is structurally sound. Test several points, because decay is often localized to the wettest zone.
- Moisture-meter the wood. It must read at the dry standard (framing lumber back to baseline, commonly under about 16 percent WME for the species and conditions) and stay there across repeat visits, not just on the day of inspection.
- Tape-lift or visual under magnification at the stain. Living, raised hyphae and fruiting structures versus a flat, inert pigment stain distinguishes residual cosmetic staining from remaining viable growth.
- Assess material type. Solid framing tolerates cosmetic stain; engineered wood (OSB, plywood, I-joists) loses strength when the binder is compromised and is less tolerant of prolonged wetting, so the threshold to replace is lower.
- Check the discoloration depth. A stain that planes or sands off shallowly is surface pigment; one that runs deep into the grain signals the wood was wet long enough for growth or rot to penetrate.
Isolation tree
Branch A: Wood is firm, dry, and the stain is inert (no living hyphae). Cosmetic residual stain on sound substrate. Monitor, optionally encapsulate for appearance; replacement is not required.
Branch B: Wood is firm and dry but tape-lift shows living growth. Cleaning was incomplete at that spot. Re-clean and re-verify; do not encapsulate over viable growth.
Branch C: Wood is soft, punky, or delaminated on probing. Structural degradation from decay. Replace the compromised member regardless of stain viability; this is now a structural call.
Branch D: Wood reads wet or rewets between visits. Unresolved moisture source. Do not replace or encapsulate until the source is corrected; the stain question is secondary, because new material installed into a wet cavity will simply grow again.
Branch E: Stain is on a member you cannot fully access or probe (a beam end buried in masonry, a sill behind a finished wall). Limited assessment. Open enough to probe and meter it, or treat the inability to verify as a reason to expose rather than to assume it is sound.
Confirming diagnosis
Confirm the replace-versus-monitor decision with three readings: structural probe (sound or punky), moisture (dry and stable or wet), and viability (inert stain or living growth). Sound plus dry plus inert equals monitor. Any soft, wet, or living result moves toward re-clean or replace. Each reading answers a distinct question: the probe asks whether the member can still do its structural job, the meter asks whether the moisture problem is resolved, and the viability sample asks whether the stain is a dead mark or a live colony. Sound plus dry plus inert is the only combination that justifies leaving the wood in place. The defensible record is photos of the probe test, the moisture readings across visits, and the viability sample, tied to the clearance result, so a homeowner or inspector can see why a stained member was retained. Where occupant exposure is questioned, an air sample against a same-day outdoor control per AIHA confirms the air is clear independent of the cosmetic stain.
Remediation
- Decide by condition, not appearance. Sound, dry, cleaned wood with inert stain can remain and be monitored.
- Re-clean any spot showing residual viable growth and re-verify.
- Replace structurally degraded members; cosmetic encapsulation cannot restore lost strength.
- Correct any unresolved moisture before encapsulating or closing in.
- Encapsulate retained, cleaned, dry wood only for appearance or as a supplemental measure per S520, never to seal in living growth or hide decay.
- Document the monitor decision so it is auditable: which members were retained, the three readings that justified retention, and a note that the retained stain is cosmetic. This protects both the occupant and the contractor if the question of "why is there still a stain" arises at sale or inspection later.
Do not encapsulate or close in stained wood that is wet, structurally compromised, or still supporting viable growth. Sealing over an active or weakened member hides ongoing exposure and a structural hazard. Encapsulation is appropriate only on cleaned, dry, structurally sound substrate after the moisture source is corrected.
