Attic Staining Active vs Arrested: Resume Growth vs Encapsulate Decision Tree

Why this matters

Dark staining on attic roof sheathing is constant in cold-climate homes, and the money question is whether that growth is active and feeding or arrested and dormant, because that determines whether you can clean and encapsulate or whether you are chasing a live moisture source first. Attic mold is almost always a ventilation and moisture problem: warm moist interior air leaks into a cold attic, condenses on the underside of the sheathing, and feeds growth through the heating season. If the moisture driver is still live, encapsulating over active growth seals a still-fed surface and the stain bleeds back. If the conditions have been corrected and the growth is arrested (dry, surface-only, no fresh hyphae), cleaning and encapsulation is a sound, durable finish. Symptom presentation

  • Black or gray staining on the underside of roof sheathing and rafters, often heaviest at the north slope and near eaves/ridge.
  • Staining patterns follow framing and condensation zones rather than a point leak.
  • Moisture meter readings on sheathing are elevated in winter, lower in summer.
  • Bath/kitchen/dryer exhausts terminate in the attic, soffit vents blocked by insulation, inadequate ridge/soffit ventilation, or air-sealing gaps at top plates and can lights.
  • Surface staining wipes/sands off versus deep integral rot.

Quick checks before choosing a finish

  • Measure sheathing moisture in multiple zones (north slope, near eaves, near the ridge) with a pin meter and compare across the structure and against the season. High heating-season moisture with a condensation history means the driver is likely still active.
  • Inspect for fresh growth structure under magnification: raised, fuzzy, or actively sporulating colonies versus flat, dry, set-in staining. Fresh structure that lifts on a probe is active; a stain integral to the wood and dry to the touch is arrested.
  • Find the moisture driver: bath, kitchen, or dryer exhausts terminating in the attic instead of through the roof or wall, soffit vents blocked by insulation, missing or undersized ridge and soffit ventilation, attic-floor air leakage at top plates, can lights, and plumbing or wiring penetrations.
  • Check the substrate condition. Surface staining on sound sheathing is cleanable and encapsulatable; delaminated, soft, or rotted sheathing is a removal decision regardless of active or arrested.
  • Note the climate and season of inspection. A summer inspection of a winter-condensation attic can read dry even though the driver returns every heating season, so weigh the moisture reading against when growth actually occurs.

  • Remove and replace the compromised sheathing regardless of active/arrested, then address the field.

Step 4: ambiguous, can't confirm driver is fully corrected.

  • Treat as active: do not encapsulate until ventilation/air-sealing are verified and attic moisture is documented under control.

Confirming diagnosis

Active versus arrested is confirmed by moisture plus growth architecture plus driver status. Sheathing that reads wet in heating season with a condensation history and fresh, raised, sporulating growth is active, and encapsulating it traps a fed surface that bleeds back. Sheathing that now reads dry after the ventilation and air-sealing corrections, showing flat, set-in staining with no fresh structure, is arrested, and clean-and-encapsulate is appropriate and durable. The non-negotiable confirmation is that the moisture driver has been corrected and the attic is documented dry across a representative period; encapsulation is a finish over a corrected condition, never a substitute for fixing the ventilation and air leakage. Document the driver corrections and the dry verification before applying any coating.

Remediation

  • Active: correct exhaust terminations to the exterior, restore soffit and ridge ventilation, air-seal attic-floor bypasses at top plates and penetrations, restore dry attic conditions, then clean the growth and verify the sheathing is dry before encapsulating.
  • Arrested: clean the surface growth by sanding or media blasting on sound sheathing, HEPA-vacuum the dislodged spores and debris, then apply an encapsulant as a durable finish over the corrected condition.
  • Compromised substrate: remove and replace delaminated, soft, or rotted sheathing regardless of whether the field growth reads active or arrested.
  • Always fix the ventilation and moisture first; encapsulation over an uncorrected driver seals a fed surface and the stain bleeds back through the coating within a season or two.

Attic work carries fall, heat, and respiratory hazards; use fall protection, manage heat exposure, and wear respiratory and skin protection matched to the contamination and to insulation and coating exposures. Do not encapsulate over active growth or an uncorrected moisture driver; sealing a still-fed surface masks the problem and the stain returns.
