Post-Remediation Verification (PRV)
Why this matters
Post-Remediation Verification (PRV) is the final step that confirms the remediation work succeeded. Without PRV, the contractor and customer don't know if the work actually eliminated the mold contamination. Insurance companies and informed customers require PRV; the documentation closes the project formally. A contractor who skips PRV creates liability (no documentation of success) and reduces customer confidence. A contractor who performs PRV correctly closes the project with confidence and provides defensible documentation.
What PRV verifies
PRV verifies:
- Visible mold has been removed
- Moisture levels are within normal range
- Indoor spore counts are at or below background (outdoor)
- The work area is safe for re-occupancy
When PRV is required
Per IICRC S520:
- All Condition 3 (active growth) remediation
- Often Condition 2 work
- Always when customer or insurance requires
- Optional for limited / Condition 1 work
PRV methods
Visual inspection
The most fundamental:
- Walk the remediated area
- No visible mold
- All affected materials removed or cleaned
- No signs of moisture
Moisture verification
- Use moisture meter
- Test materials that were wet
- Verify moisture levels are within normal range (typically under 16 percent wood moisture; under 1 percent for concrete; below dew point for surfaces)
Air sampling (gold standard)
Air samples sent to laboratory for analysis:
- Indoor air sample (inside containment)
- Outdoor air sample (control / background)
- Lab counts spores per cubic meter
- Identifies species
This is the standard for clearance.
Surface sampling
For specific concerns:
- Tape lift sample from a surface
- Sent to lab
- Lab identifies any mold species present
Less common; used for specific identification.
Visual + air sampling combination
Standard professional approach:
- Visual inspection passes
- Moisture meets criteria
- Air sample compared to outdoor control
PRV procedure
Step 1: Complete remediation work
- All visible mold removed
- All affected materials disposed
- All surfaces cleaned (HEPA vacuum + damp wipe)
- Drying complete
- Containment still in place
Step 2: Allow settling time
- After cleaning, allow 4 to 8 hours for spores to settle and air scrubber to filter
- This is essential; sampling too soon shows spores still suspended
Step 3: Visual inspection
- Walk the contained area
- Verify no visible mold
- Verify no visible damage from removed materials
- Document with photographs
Step 4: Moisture inspection
- Test moisture in any material that was wet
- Use pin-type or pinless moisture meter
- Document readings
- Should be within acceptable range
Step 5: Air sampling
- Two samples minimum: one inside the work area, one outside (control)
- Use spore trap (BioSIS, Allergenco, or similar)
- Sample for specified duration (typically 5 to 10 minutes)
- Label each sample
- Send to certified laboratory
Step 6: Wait for lab results
- Typically 1 to 5 business days
- Lab provides counts and species
Step 7: Interpret results

If PRV passes:

- Customer can re-occupy
- Provide final report
If PRV fails:
- Identify the cause
- Re-clean or re-remediate
- Re-test
- Repeat until pass

Sampling location
For indoor sample:
- Center of work area
- 3 to 5 ft above floor
- Avoid sampling adjacent to air scrubber
For outdoor (control) sample:
- Same approximate location relative to building
- Same approximate time
- 3 to 5 ft above ground
Wind and weather
For outdoor sample:
- Don't sample during heavy wind
- Don't sample during rain
- Sample on a day similar to indoor conditions
Lab interpretation
Mold labs report:
- Count per cubic meter for each species
- Total fungal count
- Comparison to outdoor
Industry benchmarks:
- Spore concentration acceptable: typically less than 2,000 counts per cubic meter total fungal
- Some species more concerning: Stachybotrys, Aspergillus, Penicillium, certain others

When PRV fails
If PRV fails:
Likely causes
- Inadequate cleaning
- Spores released into air during work
- Cross-contamination from adjacent areas
- Hidden mold sources not identified
- Source of moisture not addressed
Response
- Identify the cause
- Re-clean or re-remediate
- Address any hidden sources
- Re-test
- Repeat until pass
Each re-test cycle is additional cost. Address all causes thoroughly before each re-test.
Independent third-party verification
For insurance or high-value claims:
- Independent indoor air quality (IAQ) consultant hired separately from remediation
- Performs PRV independently
- Provides unbiased report
- Cost: a moderate typically
Independence protects:
- Customer (truly verified work)
- Insurance company (third-party confirmation)
- Contractor (independent confirmation supports the work)
