ERMI High But Visual Clean: Historical vs Active Contamination Decision Tree

Why this matters

A high ERMI or HERTSMI-2 score on a visually clean space is one of the most misread results in the trade because ERMI is a dust-based MSQPCR index, not a clearance test, and it counts DNA from dead spores and historical settlement the same as live growth. A score driven by years of accumulated settled dust in carpet and on horizontals points to a cleaning problem; a score driven by active growth points to a source. Treating every elevated ERMI as a remediation failure leads to needless demolition, while dismissing it leads to missing a real hidden reservoir. ERMI was developed as a research tool and EPA has not validated it for clearance, so the correct response is to interpret the score against the building history, the specific species flagged, and a confirmatory air or moisture investigation rather than acting on the number alone. This tree separates a legacy-dust signature from an active-growth signature using the inputs the index itself does not measure: current moisture and current airborne viability.

Symptom presentation

  • ERMI/HERTSMI-2 score is elevated while no visible growth is present on inspection.
  • The Group 1 (water-damage indicator) species drive the score: Aspergillus, Penicillium, Stachybotrys, Chaetomium, Wallemia.
  • Dust sample was collected from carpet, upholstery, or long-undisturbed horizontals.
  • Occupant reports symptoms but no musty odor or visible staining is found.
  • No documented active leak, or a leak that was repaired and dried some time ago.

Quick checks before scoping demolition

  • Identify exactly where the dust was collected. A composite swept from old carpet and long-settled horizontals captures years of accumulated history; a recent leak does not produce a high legacy index overnight, so a high score from old reservoirs is a cleaning question, not a growth question.
  • Pull the building water-damage history. A repaired, dried event with no current moisture argues historical; an active or recurring leak, a chronic humidity problem, or an uncorrected source argues active.
  • Look at which species drive the score. Wallemia and the Aspergillus/Penicillium group spread broadly in ordinary house dust; a high Stachybotrys or Chaetomium contribution paired with current moisture is a stronger active-growth signal because those genera need sustained wetting.
  • Run a full moisture survey with pin and pinless meters and thermal imaging. No elevated moisture anywhere reachable strongly favors historical over active; a wet pocket reframes the score as a live source.
  • Cross-check with an air sample. A dust index is not an airborne-exposure measure, so a paired indoor/outdoor spore trap tells you whether anything is currently shedding into the breathing zone.

Isolation tree

Step 1: high score, no current moisture anywhere, repaired-and-dried history, dust from old carpet.

  • Historical/legacy dust. Aggressive HEPA-vacuum and damp-wipe of all reservoirs (carpet, soft goods, horizontals), then re-collect dust or shift to air sampling for the verdict.

Step 2: high score, active or recurring moisture found on survey.

  • Active source. Locate the wet assembly, open and remediate, correct the moisture, then reassess.

Step 3: high score, no moisture, but a cavity or HVAC reservoir suspected.

  • Concealed source possible. Use inspection openings and HVAC inspection plus an air sample to confirm before demolition.

Step 4: high score persists after deep dust removal with no moisture and no reservoir.

  • Legacy-DNA plateau. Recognize ERMI's DNA persistence; rely on air clearance and moisture status, not a repeat ERMI, to close.

Confirming diagnosis

ERMI cannot, by itself, distinguish dead historical DNA from live growth, because MSQPCR amplifies DNA from non-viable and viable spores alike, so confirmation comes from the inputs ERMI ignores: current moisture and airborne viability. A moisture survey that finds nothing wet plus a paired air sample at or below the outdoor baseline confirms a historical-dust signature, and the path is deep cleaning of the dust reservoirs, not demolition of clean assemblies. Current elevated moisture, or an air sample showing fresh-growth genera above the outdoor baseline, confirms an active source that must be located and remediated. Do not re-run ERMI to confirm a fix; DNA from killed spores persists in dust and can keep the index elevated for a long time after a fully successful remediation, which is exactly why EPA never validated ERMI as a clearance test and why air clearance and moisture status are the closing criteria. Set this expectation with the customer before testing, because a high post-remediation ERMI on a properly cleared space is a predictable artifact, not evidence of a failed job.

Remediation

  • Historical/legacy: deep HEPA-vacuum and damp-wipe of carpet, soft goods, and all horizontals to strip the accumulated dust reservoirs; consider removing unsalvageable porous reservoirs that hold the legacy DNA; close on air and moisture status, not on a repeat ERMI.
  • Active source: locate via moisture survey and inspection openings, remediate the wet assembly, correct the moisture driver, and reverify by air sampling.
  • HVAC reservoir: inspect the coil, plenum, and ducts, clean or isolate the system, and resample the air, since a contaminated system can keep a dust index elevated long after the structure is clean.
  • Set occupant expectations up front that ERMI is a screening index built from dust DNA, not a pass/fail clearance, so a high post-remediation score on a properly cleared space is an expected artifact rather than a failed job.
