Construction Debris, Yard-Based vs Ton-Based Job Pricing Logic
Why this matters
Construction and demolition (C&D) debris is the highest-margin and most dangerous category in junk removal. The margin trap: a small remodel job that looks like 4 cubic yards by visual estimate weighs 4 tons because half of it is roofing tear-off (asphalt shingles) and a sub-floor of 1980s ceramic-tile mud-bed. The crew loads it, the truck springs are flat by the third pickup, the landfill scales the load at 8,000 lb, and the disposal fee eats every dollar of margin. Conversely, a residential demo of cabinets and drywall fills the truck volumetrically before it reaches even 1,500 lb, and a tonnage-based bid that assumed average density leaves money on the table. This reference is the decision logic for when to bid by volume, when to bid by weight, and the per-material density numbers that drive the call.
Two pricing models, both legitimate
Yard-based (volume): customer pays for cubic yards of truck volume the load occupies, typically in stepped pricing (1/4 truck, 1/2 truck, 3/4 truck, full truck). Works when load density is roughly within typical household-junk range (300 to 600 lb per cubic yard).
Ton-based (weight): customer pays for actual scale weight at landfill, plus labor. Works when load density is unpredictable or known-high (post-demo material with heavy aggregate, masonry, plaster).
Mixed models are common: a base haul-fee for labor and truck time, plus pass-through landfill tonnage at cost, plus a markup.
Density reference, by material
Working numbers, useful for on-the-spot estimating:

A cubic yard is 27 cubic feet. A standard junk-removal dump-body truck holds 12 to 15 cubic yards. A 12-yard truck of average household goods (300 lb/yd) carries about 3,600 lb. The same truck, full of asphalt shingles, exceeds 25,000 lb, which is well over the gross vehicle weight rating (GVWR) of any standard chassis. The truck cannot safely hold a full volume of high-density material.
Truck weight ratings, the limit you do not exceed
Federal Motor Carrier Safety Regulations (FMCSR, 49 CFR Parts 350 to 399) and state vehicle codes set GVWR by chassis class. Typical junk-removal trucks:
- Isuzu NPR HD: GVWR 14,500 lb, payload after body and crew approximately 6,000 to 7,000 lb.
- Isuzu NRR / NQR: GVWR 17,950 lb, payload approximately 8,000 to 9,500 lb.
- Hino 195 / 268: GVWR 14,500 to 25,950 lb depending on configuration.
- Class 7 (26,001 lb GVWR or higher): requires Commercial Driver's License (CDL) to operate.
A loaded weight over GVWR is an inspection-station violation, an insurance-coverage void, and a brake-failure risk on grade. For C&D pickups, the load plan must respect the truck's payload, period. If the load will exceed payload, the right answer is to split into two pickups, run a higher-rated truck, or use a roll-off dumpster swap rather than a junk-removal-truck haul.
When to bid yard vs ton
Bid by yard when:
- Visual estimate of the pile is within standard-density range (200 to 600 lb per cubic yard).
- Pile is a clean mix of furniture, garage clutter, finished interior items.
- Customer wants a single fixed price and dislikes the open-endedness of tonnage.
Bid by ton (or hybrid) when:
- More than 20 percent of the pile by visual estimate is masonry, tile, concrete, plaster, or shingle.
- The job is a documented demo (kitchen tear-out, bathroom remodel, roofing tear-off, fireplace surround demo).
- The customer is a contractor familiar with C&D tonnage pricing.
- The landfill or transfer station the load is going to charges by ton at the scale, and the gap between yard-based pricing and tonnage cost is large.
A common hybrid: flat haul fee for labor and truck time, plus the landfill scale ticket as a pass-through with a fixed markup percentage. This protects the operator from density surprises and gives the customer a transparent line-item invoice.
Landfill and transfer-station accounting
Every load goes through a scale at the receiving facility. The ticket records:
- Truck tare weight (empty, recorded once and stored in the facility's database).
- Gross weight (with load).
- Net weight (gross minus tare).
- Material classification (general C&D, clean wood, mixed waste, etc.).
- Tipping fee per ton for that material class.
Save every scale ticket. Customers on hybrid pricing get a copy of the ticket attached to the invoice; the transparency drives repeat business with general contractors. The tickets are also the documentation that supports the operator's tax-deductible disposal expense.
Some transfer stations charge a higher rate for mixed loads (general waste mixed with potentially-recyclable C&D) than for separated loads. A truck that arrives with shingles in one compartment and wood in another can hit two cheaper line items rather than one expensive line item. For high-volume operators, source separation at the job site saves more than it costs in labor.
