Squeaky Floor From Above Vs Below Decision Tree
Why this matters
A squeak callback is almost never the floor itself. It is the relationship between three layers: joist, subfloor, and finish floor. Whether you have basement or crawl access changes the entire repair stack, the visibility of the fix, and the chance of a callback. Diagnosing from below is cheaper, more durable, and invisible from the finish side. Diagnosing from above leaves a fastener head, a colored plug, or a puttied dot the homeowner will see for the life of the floor.
Symptom presentation
The first 90 seconds at the door tell you the path. Mark every squeak with blue tape, not chalk, so you can lift it without leaving residue on prefinished hardwood. Note three things at each tape: does the squeak fire on heel-strike or toe-off, does it travel along a joist line or sit isolated on a single board, and does it change when you place a second foot adjacent. Heel-strike squeaks that move down a joist line are subfloor-to-joist separation. Toe-off squeaks on one board are tongue-and-groove rub or a face-nail that lost grip. A squeak that disappears when a second foot lands beside the first is a subfloor edge that lost nail bite at a panel joint.
Then check access. If you can drop a Stanley FatMax tape from the bay window outside, you can usually find joist access from a basement, crawl, or unfinished mechanical room. If the room sits over a finished ceiling with no access, the from-below path is gone.
Quick checks before opening anything
Confirm species and finish. A 3/4 inch solid red oak board cups and squeaks seasonally and may need humidity correction before any fastener work. Engineered floors over foam underlayment squeak from underlayment fatigue, not subfloor movement, and screw shimming will do nothing. Floating LVP plank squeak almost always traces to a subfloor crown the installer ignored at install. NWFA recommendation is 30 to 50 percent RH for solid hardwood; outside that range needs correction before warranty repair, not mechanical fixes.
Check joist bay depth and direction with a stud finder set to deep scan. Joists in pre-1990 homes are typically 16 inches on center; 2000s production homes often run 19.2 OC or 24 OC with engineered I-joists. Joist direction tells you which way the squeak will travel.
Isolation tree
Step 1: From-below access available, finished floor above. Tap the subfloor with your knuckle while the helper walks the marked tape. When the squeak fires, look for daylight or paint witness lines at the joist-to-subfloor interface in that bay. A thin gap with a wood-on-wood sound is a separation. A creak with no visible gap is usually a finish-nail rub - the original 8d ringshank lost grip and the nail shank is now sliding in the hole. Both are fixed from below with a 2.5 inch wood screw driven through the joist into the subfloor, but never long enough to penetrate the finish surface. Measure: 3/4 inch subfloor + 3/4 inch finish + 1/4 inch underlayment paper = 1-3/4 inch maximum penetration. Use a 1-5/8 inch trim-head screw with a drilled pilot through the joist face. Squeak-Ender brackets work but cost time; a screw-and-shim is faster.
Step 2: From-below access available, gap visible. Cut a cedar shim with a utility knife, apply construction adhesive (PL Premium or Titebond III) to the wide face, slide the shim into the gap, then drive a 2 inch screw through the shim and into the subfloor at a 30 degree angle so it does not punch the topside. Wipe squeeze-out. Do not over-shim. A 1/8 inch shim that closes the gap is the goal; cramming a 1/4 inch shim will lift the finish floor and create a hump.
Step 3: No from-below access. You are topside. Identify finish type first. Carpet over plywood - use a Squeeeeek-No-More kit (snap-off screws driven through the pad into the joist; finishes invisibly under carpet). Hardwood with face nails visible - drive a #6 finish screw beside the existing nail, set with a nailset, fill with matching wax stick or color-matched putty. Hardwood with no visible fasteners (nail-down 3/4) - locate joist with stud finder, pilot drill at the toe-board angle (about 50 degrees) through the tongue side of a board, drive a 2-1/2 inch trim screw, plug the hole with a face-grain plug cut from a board scrap. Engineered or floating LVP - mechanical screws are not appropriate; pull the plank back to the source and address the subfloor irregularity.
Step 4: Confirm before leaving. Walk every taped spot in your boots. A repair that quieted the squeak at 50 lbs may still squeak under 180 lbs of homeowner. Re-tape any survivors and repeat from Step 1 for those.
Confirming diagnosis
Sound character is your tell. A short, sharp crack is wood-on-fastener (nail in hole, no grip). A long, rolling creak is wood-on-wood. A dull thud with no squeak is a delaminating engineered board or floating-floor lift; that is not a fastener problem and screws will not fix it. Use a stethoscope or a long screwdriver to your ear pressed against the joist while a helper walks; the squeak amplifies at the source. If you suspect humidity, take three RH readings: room ambient, subfloor surface, and inside the joist bay. Disagreement between room and subfloor of more than 8 percent points to vapor drive from a wet crawl or basement.
Never drive a screw blindly through a finished hardwood floor without confirming the joist location with two methods (stud finder AND a test pilot with a thin bit). A screw that misses the joist and tents into a heating duct, PEX line, or romex run becomes a multi-thousand-dollar callback. Run the magnet trick (rare-earth magnet locates existing subfloor nails which run along joist lines) before any topside fastening.
Remediation by access type
Best (basement/crawl access, plywood subfloor): shim + adhesive + screw at every confirmed gap. Zero topside damage. Two-year warranty realistic.
Mid (carpeted, no from-below): Squeeeeek-No-More kit per Powernail/O'Berry spec. Invisible. Snap-off depth set by the jig; do not freehand or screw head telegraphs through pad in six months.
Worst (hardwood, no from-below, refinished): face-screw and color-plug. Show a sample plug on scrap before committing. Many homeowners would rather live with the squeak than see a plug; capture in writing.
Edge (engineered or floating): pull back to the source, fix subfloor crown with belt sander or self-leveler, reinstall. Mechanical squeak repair is not appropriate.
