Musty Smell Under Sink: Leak Vs Trap Vs Cabinet Rot Decision Tree

Why this matters

A musty smell under a kitchen or bath sink is one of three things wearing very different masks: an active water leak feeding mold and damp cabinet wood, a dry or failing trap letting sewer gas up the drain line, or old water damage where the cabinet base has already rotted and the smell persists even though the leak is long gone. Each has a distinct fix and a distinct urgency. Chasing the wrong one means you reseal a trap that was fine while a slow supply leak keeps rotting the base, or you replace a cabinet floor while sewer gas keeps coming up the vent.

The diagnosis hinges on whether the smell is sewer-like (gas) or musty-organic (mold/rot), and whether there is current moisture or only old staining.

Symptom presentation

Sort the complaint by smell type and moisture state:

  • Sewer-gas smell (rotten egg, sulfur, "drain" smell): points to the trap or vent, not necessarily moisture. Often worse after the sink has gone unused for days.
  • Musty-organic smell (basement, earthy, mildew): points to mold growth, which requires current or recent moisture on cabinet wood, drywall, or stored items.
  • Moisture state. Is the cabinet floor currently damp, or dry with old water rings and lifted veneer? Current dampness = active leak. Dry with damage = past leak, residual rot/mold.
  • Timing. Constant = ongoing leak or rot. Intermittent, tied to a guest bath or seldom-used sink = trap evaporation.

Quick checks

  1. Smell test the drain vs. the cabinet. Put your nose near the trap arm vs. near the cabinet floor and stored items. If the gas smell concentrates at the drain, suspect the trap/vent. If the musty smell is in the wood and the boxes, suspect mold/moisture.
  2. Touch the cabinet floor and back. Damp, soft, or spongy means active or recent water. Dry but stained and delaminating means past damage.
  3. Run water and watch the connections. Run the faucet, fill and drain the bowl, and watch the supply stops, the faucet base, the drain tailpiece, the trap, and the trap arm at the wall. A drip under load reveals the leak path.
  4. Check the trap water. A trap on a seldom-used sink evaporates dry and lets sewer gas straight up. Look down the drain or run water and listen for the trap refilling.
  5. Inspect for staining above. Water rings on the underside of the countertop or on the cabinet sides tell you the faucet/sprayer connection above leaked, not the drain below.

Stop at the first YES.

  • Is the smell clearly sewer-gas (sulfur), and is the sink seldom used?

    • YES: Dry trap. The water seal evaporated. Run water to refill the trap; if the smell clears, that was it. For a sink that stays unused, a small pour of water periodically or a trap primer solves it.
    • NO: continue.
  • Is the smell sewer-gas but the sink is used regularly?

    • YES: Trap or vent fault. Check for a leaking or loose slip-joint that lets gas escape, a cracked trap, a missing trap (S-traps and improperly vented configs siphon dry), or a blocked vent. Reseal/replace the trap and confirm the vent is open. Gas escaping at a loose joint smells without any visible water.
    • NO (musty-organic): continue.
  • Is the cabinet floor or back currently damp/soft?

    • YES: Active leak feeding mold. Find the source with the run-water test: supply stop, faucet/sprayer connection from above, tailpiece, trap, or trap arm. Stop the leak first, then dry and remediate the mold. Damp wood plus musty smell is mold until proven otherwise.
    • NO: continue.
  • Is the cabinet dry but stained, with lifted veneer, swollen particleboard, or visible mold on old water lines?

    • YES: Old water damage and residual rot/mold. The leak may be fixed already. The smell persists because the rotted base and any colonized material are still in place. Remove and replace the damaged base/back, clean any mold-affected surfaces, and the smell goes with the material.
    • NO: continue.
  • Is the smell coming from stored items or a damp sponge/cleaning caddy, not the structure?

    • YES: Contents, not the cabinet. Remove and clean the items; air the cabinet. Easy to miss and easy to fix.

Confirming diagnosis

  • Dry trap: Pouring water down the drain silences a sewer smell within minutes. If it returns only after long disuse, evaporation is confirmed.
  • Trap/vent leak: A tissue or moisture meter at the slip joints, or a visible drip under the run-water test, pinpoints the escape. Tightening or replacing the joint stops the gas.
  • Active leak/mold: A moisture meter reads elevated in the cabinet base. The run-water test reproduces the drip at one location. Drying plus source repair, then a re-check after a few days, confirms.
  • Old rot: The wood is dry but degraded; the meter reads near ambient. Removing the material removes the smell, proving it was residual.

Remediation

  • Dry trap: refill, advise periodic water for unused fixtures, fit a trap primer where appropriate.
  • Trap/vent: replace cracked or undersized traps, correct S-trap configurations to a properly vented P-trap, clear a blocked vent.
  • Active leak: repair the supply or drain connection, dry the cavity, remove and replace mold-affected porous material, clean nonporous surfaces.
  • Old rot: cut out and replace the cabinet floor/back, seal raw edges, and ensure the leak source is confirmed fixed before closing up.

Disturbing visible mold releases spores. For anything beyond a small surface area, contain the area, wear an appropriate respirator and gloves, and follow EPA mold cleanup guidance. Larger or recurring growth, or any sign it extends into wall cavities, warrants a moisture/mold professional rather than a wipe-down.
