Multiple Leaks Under Sink: Which Stop First Triage Decision Tree
Why this matters
Open the cabinet under a kitchen or bath sink and find three or four wet spots, a puddle on the cabinet floor, and a customer who wants it all gone. The instinct is to start at whichever leak looks biggest. The correct move is triage: stop the highest-pressure, highest-volume leak first, isolate to identify upstream and downstream relationships, and only then start spending time on the slow drips. Mis-triaging an under-sink job turns a 45 minute service call into a four hour reassembly and an unhappy customer wondering why every fix you make seems to make a new leak appear.
Step 1: Read the cabinet before touching anything
Before you reach for a wrench, document what you see:
- Photograph the cabinet floor and back wall. Water staining patterns tell you what has been leaking for months versus what started yesterday.
- Note the location of every visible wet spot, drip trail, or active leak.
- Note any rust or mineral deposit at the leak point. Crust means the leak is old. Clean wet metal means the leak is recent.
- Note the cabinet floor condition. Soft, swollen, or delaminated subfloor means at least one leak has been active for a long time.
- Identify all the plumbing in the cabinet: hot and cold supply stops, supply risers, faucet inlets, drain tailpiece, P-trap, trap arm, disposal connections, dishwasher branch, water filter, RO unit, hot water dispenser tank, hose bib for a portable dishwasher.
You cannot triage what you have not catalogued.
Step 2: Classify each leak by pressure and volume
Under-sink leaks fall into three pressure classes:
- Pressurized supply: anything from the angle stop forward through the faucet inlets. Pressurized 24/7 at full street pressure. A pinhole here floods a cabinet in minutes.
- Drain: tailpiece, trap, trap arm, dishwasher line, disposal connections. Pressurized only during use. A leak here drips while water is running and stops afterward.
- Storage or appliance: water filter housing, RO tank, hot water dispenser tank, ice maker line. Pressurized when in use, may or may not be pressurized at rest depending on shutoff design.
A single drip under pressurized supply is more urgent than a heavy drip at the drain trap, because the supply leak runs continuously and the drain leak runs only when the sink is in use. Stop the highest-pressure leak first, every time.
Step 3: Isolate to identify
Multiple visible leaks often share a single source. Water travels. A leak at the disposal flange runs down to the cabinet floor and looks like a trap leak. A leak at the cold supply stop drips down the supply riser and pools at the faucet inlet, looking like a faucet leak. Isolate before diagnosing:
- Shut both hot and cold angle stops. If all leaks stop within two minutes, every leak is on the pressurized supply side. Open one stop at a time to identify which side feeds which leak.
- Run hot water in the sink, then cold, then both, then fill the basin and drain it. Map which leak appears at which operation.
- Run the dishwasher through a short cycle if there is one. Disposal leaks often appear only during the discharge phase.
- Run the disposal dry for two seconds. Disposal flange leaks often only show during operation.
A leak that appears only during dishwasher operation is on the dishwasher branch. A leak that appears only when the basin is full is at the basket strainer. A leak that appears only when the disposal runs is at the disposal flange or its discharge connection. Map these to specific operations before you wrench.
Step 4: Triage order
Apply triage in this fixed order:
- Active pressurized supply leak: stop first, by shutting the appropriate angle stop. If the stop will not close, shut the main. Repair the supply leak before doing anything else in the cabinet.
- Drain leak with active soaked cabinet floor: address second. Cabinet floor damage compounds with time.
- Appliance branch leak (dishwasher, RO, filter): address third unless the appliance is in active use.
- Slow drip with no cabinet damage: address last.
This order maps to risk, not to ease. The fastest fix may be a drain trap reseating, but if there is also a supply leak the supply gets handled first.
Step 5: Common multi-leak patterns and what they actually mean
Several patterns appear repeatedly under sinks. Recognize them:
Pattern A: Leak at both angle stops simultaneously. Not coincidence. The angle stops are old, the packing nuts have weeped for years, and the customer just noticed. Both stops need rebuild or replacement. Quote both.
Pattern B: Leak at the disposal flange plus a wet P-trap. The flange leak ran down the disposal body, dripped onto the trap, and looks like two leaks. It is one. Fix the flange, dry everything, re-check.
Pattern C: Leak at the faucet inlet on one supply side only, plus a wet stop on the same side. The supply nut at the faucet inlet is loose or has a failed washer. Water runs down the riser to the stop. One leak, looks like two.
Pattern D: Leak at the basket strainer plus standing water in the disposal flange area. The basket strainer plumber's putty failed, water seeps around the basket when the basin is filled, runs down the tailpiece, and pools at the disposal. One leak.
Pattern E: Slow stain on the cabinet floor with no visible active leak. Water is coming from above the cabinet floor and may have stopped, or from below (subfloor moisture wicking up). Probe for the source before assuming a plumbing fix.
Pattern F: Wet drain trap plus dry supply but elevated humidity in the cabinet. The drain leak is sealing under static and only weeping under flow. Run water and watch.
Step 6: Decide repair vs replace at each leak point
Once isolated, each leak point gets its own repair-vs-replace call:
- Angle stop weep: rebuild if multi-turn ball valve, replace if multi-turn compression and old, replace if any sign of corrosion at the body. Quarter-turn replacements are universally the upgrade path.
- Supply riser leak: replace the riser. Riser repair is not a thing.
- Faucet inlet nut leak: tighten in increments, replace washer if leak persists, replace the supply riser if the inlet nut is corroded.
- P-trap leak at slip joints: disassemble, clean threads and washers, replace washers, reseat. Replace the trap assembly if plastic threads are chewed or the body is cracked.
- Basket strainer leak: pull the strainer, clean the sink flange, re-bed with plumber's putty (not silicone for standard strainers), retighten the locknut.
- Disposal flange leak: pull the disposal, clean the flange, re-bed with plumber's putty, reinstall.
- Dishwasher branch leak: depends on connection type. Compression nut tightens or rebuilds; rubber boot replaces.
