Ceiling Stain Source: HVAC Vent Vs Roof Vs Wall When The Customer Blames The Paint Decision Tree
Why this matters
"The paint is failing, just repaint it" is the wrong call on most ceiling and wall stains. Paint almost never fails on its own in a stain pattern; it is reacting to moisture from one of four sources: HVAC duct or register condensation, a roof leak, a wall/window leak migrating down, or interior humidity hitting a cold surface. Repaint over an active source and the stain bleeds back through in weeks, plus you have now hidden the moisture path. Reading where the stain is, its shape, and when it appears tells you the source before you so much as open a paint can.
The customer's "blame the paint" is a translation problem. Find the water, fix the water, then finish.
Symptom presentation
Characterize the stain:
- Location relative to HVAC. Directly around a supply register, along a duct run, or at the air handler/attic unit = condensation or a condensate problem.
- Location relative to the roof. Below a valley, penetration, chimney, or roof-wall intersection, often offset down-slope from the actual roof breach = roof leak.
- Location relative to walls/windows. Below a window, along a head/jamb, or running down from an exterior wall top plate = window or wall-flashing leak.
- Timing. Worse in cooling season around vents = condensation. Worse during/after rain = roof or wall. Worse in heating season on exterior corners and ceilings = interior-humidity condensation on cold surfaces.
- Shape. Tight ring with a dark center = a discrete drip point. Diffuse, fuzzy, recurring patch around a register = condensation. Streak running down = water tracking a surface.
Quick checks
- Map the stain to the assembly above. Go into the attic or above the ceiling if accessible. Trace straight up and down-slope for roof water, which travels before it drops.
- Correlate with weather and season. Ask the homeowner: does it grow during rain, during AC season, or in winter? This single answer eliminates two of the four causes.
- Inspect the register and duct. A poorly insulated supply duct or register in a humid space sweats and drips. Feel for a cold, damp register boot and look for condensate trails.
- Check the condensate path. For attic air handlers, a clogged condensate drain pan overflows and stains the ceiling below the unit. Look at the pan, the primary and secondary drains, and the float switch.
- Moisture-meter the stain. Elevated reading = active source. Dry reading on an old, sharply defined stain with no recent weather event = past event, likely resolved.

Is the stain a fuzzy patch around a supply register or along a duct, worse in cooling season?
- YES: Duct/register condensation. Humid air contacts cold metal and sweats. Fix by insulating the duct/boot and sealing the register penetration, and address room humidity. Repainting alone fails.
- NO: continue.
Is the stain directly below an attic air handler, with a wet or rusty drain pan?
- YES: Condensate overflow. The primary drain is clogged or the pan is full. Clear the drain, confirm the secondary drain and float switch work, then dry and finish. The leak is mechanical, not roof or paint.
- NO: continue.
Does the stain grow during or right after rain, and trace up to a roof penetration, valley, or roof-wall junction?
- YES: Roof leak. Remember water travels down a rafter or the back of sheathing before it drops, so the stain is usually offset down-slope from the breach. Find and repair the roof source (flashing, penetration boot, valley) before any interior finish.
- NO: continue.
Is the stain below a window or running down from an exterior wall top plate, tied to rain or wind-driven rain?
- YES: Window or wall-flashing leak. Water enters at the window head/jamb or a wall penetration and migrates down. Repair the flashing/sealant and confirm with a controlled water test before finishing.
- NO: continue.
Is the stain on a cold exterior corner or top-floor ceiling, worse in heating season, with high indoor humidity?
- YES: Interior-humidity condensation. Warm moist indoor air condenses on a cold, poorly insulated surface or a thermal bridge. Improve insulation/air sealing and reduce indoor humidity; paint will not solve a dew-point problem.
- NO: re-inspect; a dry, sharply bordered old stain with no current moisture is a past event safe to stain-block and finish.
Confirming diagnosis
- Condensation (duct or surface): The stain correlates with the cooling or heating season, the meter reads elevated only when conditions are right, and there is no rain correlation. Insulating the cold surface stops new staining.
- Condensate overflow: A wet or rusted pan and a clogged primary drain confirm it; clearing the drain and running the unit without overflow proves the fix.
- Roof leak: A hose test on the suspected roof area (worked methodically up-slope) reproduces the drip at the stain. The attic shows a wet track leading to the stain.
- Wall/window leak: A controlled water test at the window head/jamb reproduces entry; dry weather plus a sealed flashing stops it.
Remediation
- Duct/register sweat: insulate ducts and boots to stop the cold surface, seal penetrations, manage humidity.
- Condensate overflow: clear/replace the drain line, verify secondary drain and float switch, treat the pan.
- Roof leak: repair flashing, penetration boots, valleys, or the membrane; coordinate with a roofer for anything structural.
- Window/wall leak: re-flash and seal per the window manufacturer's instructions; water-test to confirm.
- Interior condensation: add insulation/air sealing at the cold spot, reduce indoor RH (ventilation, dehumidification).
- Only after the source is confirmed dry: spot-prime with a stain-blocking primer, then finish.
