Bottom Astragal (Weatherseal) Replacement
Why this matters
The bottom astragal is the flexible rubber or vinyl seal that runs the full width of the bottom of the garage door panel. It compresses against the floor when the door is closed, sealing against rain, leaves, rodents, and air infiltration. The astragal is the highest-wear component on the door because it absorbs every close-cycle impact for the life of the door. A failed astragal lets water under the door, opens a draft to the conditioned house if the garage shares an interior wall, and on insulated doors it lets the R-value advantage leak out at the most important seam. The replacement is a routine service item, but the part-matching and the retainer-type identification are where the call goes sideways if the tech does not slow down.
Identify the retainer type and the seal profile
The astragal lives in a retainer extrusion bolted to the bottom of the door panel. Three retainer types are common:
- T-end retainer (single channel). The astragal has a T-shaped top edge that slides into a single channel along the bottom of the door. Common on most sectional residential doors built since the 1980s.
- Twin-channel (J or U) retainer. Two parallel channels accept a different seal profile with two T-ends or two T-balls. Common on insulated doors and on commercial sectional doors.
- Friction-fit (legacy). The seal pushes onto a raw bottom edge of the door panel without a dedicated retainer. Rare on modern doors; sometimes found on old wood doors retrofit with a generic seal.
Pull the existing seal end out (use a flat screwdriver to start a corner). Look at the cross-section and the retainer channel. Photograph both before ordering a replacement; the retainer width and channel shape determine the right part.
Seal profile is separate: most common profiles are P-bulb, T-style, beaded, and bead-and-bulb. The bulb compresses to the floor and shapes itself to floor irregularities; the bead is the rigid attachment top. Match the profile to the original or to an upgrade choice (a thicker P-bulb seals a worn or uneven floor better; a flat-bottom seal pads a poured-flat new floor).
Material choice
EPDM rubber: best cold-weather performance, stays flexible at low temperatures down to -40 F per typical EPDM spec. Premium choice in cold climates.
Vinyl (PVC): cheaper, stiffer in cold weather, can crack below freezing temperatures. Adequate for warm climates and short-cycle service.
Polyurethane: middle ground, good cold-weather performance with reasonable cost.
Order the material appropriate to the climate. A vinyl seal in a Minnesota winter is a callback waiting to happen.
Length
Measure the door width from outside edge of the retainer to outside edge. Standard residential doors are 8, 9, 10, 12, 16, and 18 feet wide; non-standard widths occur on older custom doors. Order the seal at least 2 to 4 inches longer than measured width; you trim to fit. Ordering at exact-measured length leaves no margin for the corner shaping.
Procedure
- Disconnect the opener from the door (pull the emergency-release cord and lift the door manually to verify the door is balanced). If the door is heavy or unbalanced, the spring system is at fault; address that first before astragal work, because lifting an unbalanced door for seal work is unsafe.
- Open the door fully and prop it secure with the spring system supporting it (do not stand on a ladder under an unsupported door).
- With the door fully up, the bottom panel and the astragal retainer are at chest height and accessible.
- Pull the old astragal out of the retainer by gripping one end with pliers and sliding it through. On long doors a partner pulling at the opposite end helps; some old seals tear and need to be removed in sections.
- Inspect the retainer channel for corrosion, bent flanges, or debris. Clean with a wire brush. If the retainer is bent badly, replace the retainer extrusion before installing new seal; a damaged channel will not hold the new seal.
- Cut the new astragal to width plus 1 inch on each side (you trim to flush after installation).
- Lubricate the T-ends with a thin film of silicone spray to slide them into the channel.
- Slide the seal in from one end of the door, working steadily. Twin-channel seals require both T-ends to enter the correct channel simultaneously; align before pushing.
- Center the seal so the overhang at each end is equal.
- Trim the ends flush to the retainer with a sharp utility knife. Some installations call for end caps or sealant at the corners to seal the channel ends.
- Reconnect the opener to the door.
- Run a full close cycle and verify the seal compresses uniformly against the floor. A high spot in the floor will leave a gap that is the floor's fault, not the seal's; flag for the customer.
Common mistakes
- Wrong seal profile. Ordering a single-T seal when the door has a twin-channel retainer leaves you with a door that will not close on a tight schedule and a customer staring at the open garage.
- Cutting too short. Vinyl shrinks slightly in cold weather; a seal cut exactly flush in summer pulls back from the corners in winter. Cut flush, but check at the corners after first cold snap.
- Wrong material for the climate. See material choice above.
- Working under an unsupported door. A spring failure during astragal work has killed installers. Confirm the door is balanced and the opener disconnect is engaged; never reach into the door path with the spring system suspect.
Customer education
Tell the customer:
- The new seal will compress more in the first week of use as it conforms to the floor profile
- A high spot or low spot in the concrete floor will leave a seal gap that is a floor issue, not a seal issue
- Sweep the threshold periodically to prevent ice buildup that can deform the seal in winter
- Plan to replace the bottom seal every 5 to 10 years depending on cycles and climate
