Commercial Floor Stripping + Waxing
Purpose
Define the commercial VCT (vinyl composition tile) strip + wax service - the highest-margin recurring service in commercial janitorial. Per-square-foot pricing.25 stripping, finish coats. A 5,000 sq ft retail floor runs per service, performed annually or quarterly. Done wrong, the customer sees yellow streaks, swirl marks, or finish failure within weeks + you eat the do-over.
Scope
Applies to:
- Commercial VCT floors (retail, office, school, medical)
- Sheet vinyl (similar process, fewer coats)
- Polished concrete (different process - DO NOT apply finish)
Excludes: wood floors, terrazzo (specialty), epoxy (don't strip - clean only), LVT (luxury vinyl tile - most LVT manufacturers prohibit stripping; check manufacturer spec).
Responsibilities
- Lead floor tech runs the chemistry + machine work
- Helper handles cone setup, wet-vac, baseboards
- Customer must vacate the area for 6 - 10 hours (cure time)
Procedure
Prep (60 - 90 minutes for 5,000 sq ft)
- Move all furniture, signage, displays. Photograph original positions.
- Dust mop the entire area. Then damp mop with clean water to lift fine dust.
- Mask baseboards, door thresholds, carpeted transitions with painter's tape + plastic.
- Set wet-floor cones at every approach. Lock doors if possible.
- Mix stripper per manufacturer spec - typically 1:4 with cold water (hot water flashes the stripper). Common products: Hillyard Top Clean, Spartan SparClean, Diversey Pro Strip.
Strip (90 - 180 minutes)
- Apply stripper solution generously with a mop. Work in 10 ft × 10 ft sections.
- Dwell 10 - 15 minutes. The floor should stay wet - re-apply if drying.
- Agitate with 175 rpm rotary buffer + black stripping pad. Two passes minimum.
- Wet-vac the slurry. DO NOT mop it - old finish is in suspension; mopping spreads it.
- Rinse with clean water + neutralizer (red-pad or clean mop pass). Two clean rinses.
- Check for residue: a black square on the floor should rub up with a clean white towel without picking up gray streaks. If gray, rinse again.
Apply finish (60 - 120 minutes)
- Allow floor to dry completely (30 - 60 minutes; pH-test if unsure).
- Use a clean wax mop dedicated to finish only (never the strip mop).
- Apply thin even coats. Start at far wall; work toward the door.
- Standard build: 4 - 5 coats. High-traffic retail: 6 - 8 coats. Each coat 18 - 22% solids.
- Dry time between coats: 30 - 45 minutes. Check by touch - tacky is not dry.
- Final cure: 6 - 8 hours before light foot traffic; 24 hours before furniture.
The single biggest predictor of a clean finish is the RINSE step, not the strip step. Old finish residue left under the new coats turns yellow within 2 weeks + customers blame you. Rinse twice + verify with the white-towel test before applying the first finish coat. Cheap insurance.
Acceptance Criteria
- Floor evenly glossy; no yellow streaks or swirl marks
- No finish on baseboards or door thresholds
- Furniture returned to original position (use the prep photos)
- Customer walks the floor + signs the field report
- Cure-time + traffic warnings communicated in writing
Safety
- Stripper is high-alkaline (pH 12 - 13); wear chemical-resistant gloves + eye protection
- Wet floors are slip hazards; cones + barricades, no exceptions
- Ventilate - open exterior doors when possible; some strippers off-gas
- Lock-out / wet-vac the area from public access throughout the cure window
