Drying Wet Carpet from Leak or Spill

Goal

Properly dry a residential carpet that's been wet from a leak, spill, or appliance failure. Inadequate drying creates mold within 48 - 72 hours, even if the carpet looks dry on the surface. The pad + subfloor hold moisture longer than the carpet itself. Wrong-approach drying creates a much bigger problem than the original wet event.

Prerequisites

  • Wet-vac OR carpet extractor with extraction capability
  • Air movers (3 - 4 minimum per affected room; more for larger areas)
  • Dehumidifier (commercial-grade preferred for serious wet events)
  • Moisture meter (essential for verifying complete dry)
  • 24 - 72 hours total for typical residential events; longer for larger or persistent

Steps

  1. Assess the source.
  • Clean water source (broken supply line, rain): standard drying approach
  • Contaminated source (toilet overflow, sink drain, dishwasher): treat as biohazard; specialty cleaning + possible carpet replacement
  • Sewage backup: refuse; refer to IICRC-certified water damage restoration specialist
  1. Stop the water source. Plumbing repair OR moving items off the wet area.
  2. Extract standing water + carpet saturation:
  • Use wet-vac to remove visible water
  • Use carpet extractor on areas to pull water from carpet + pad
  • Multiple passes; water comes out as a flow then a slow seep
  1. Pull back carpet (if heavily saturated):
  • Carpet edge + pad
  • Allows direct access for drying the subfloor + pad
  • Pad may need replacement if heavily saturated
  1. Place air movers. 3 - 4 per room minimum:
  • Aim at the wet area
  • Angle slightly downward
  • Run continuously for 24 - 48 hours
  1. Place dehumidifier:
  • Commercial-grade 70-pint+ for moderate events
  • LGR (low-grain refrigerant) for larger or persistent moisture
  • Run continuously until target moisture is achieved
  1. Monitor with moisture meter daily:
  • Carpet: dry within 24 hours of placement
  • Pad: typical 48 - 72 hours; varies with thickness
  • Subfloor: critical - 36+ hours typical; some subfloors need active heat
  • Wall framing if water migrated: 48 - 96 hours
  1. Determine if carpet + pad can be saved:
  • Pad heavily saturated > 24 hours: usually replace
  • Carpet face: typically restorable if cleaned + dried properly within 48 hours
  • Subfloor warped or de-laminated: structural repair, separate scope

Verification

  • Moisture meter reads NORMAL across the entire affected area
  • No visible water or staining
  • No mildew smell after 1 week
  • Subfloor + framing dry to spec
  • Customer signs the field report acknowledging dry verification

Troubleshooting

  • Mildew smell after drying: didn't dry pad or subfloor completely. Pull carpet again; investigate further.
  • Pad replaced + smell returns: contamination remained in subfloor. Subfloor cleaning + drying needed.
  • Wall framing wet: drilling weep holes in baseboards OR removing baseboards for direct airflow
  • Carpet shrinking or de-bonding: heat or chemistry issue. May not be salvageable.

CONTAMINATED WATER (sewage, toilet overflow, dishwasher with grease, washing machine overflow) is a BIOHAZARD requiring specialty water damage restoration. Standard carpet cleaning equipment CANNOT decontaminate; aerosolizing contaminated water with air movers spreads pathogens through the home. Refuse this work + refer to certified specialist. Customer's insurance often covers the specialist.
