Carpet Deodorization Techniques and Chemistry Reference
Why this matters
Odor complaints are among the most frustrating service calls because the cause is invisible. The customer says "it smells" and the cleaner has to identify what's producing the odor before applying chemistry that addresses it. Different odors have completely different treatment approaches - pet urine needs enzymatic digestion, smoke needs encapsulation or oxidation, mildew needs antimicrobial treatment, body odor needs surface cleaning. Using the wrong chemistry produces a temporary masking effect that fades, leaving the customer angrier than before. This reference covers the major odor categories and the matching chemistry.

The single most important diagnostic step is identifying the source. Walk the property, ask the customer history questions, smell the carpet directly in the affected area. A correct diagnosis is more than half the work.
Pet urine
Pet urine has three components, each requiring different chemistry:
- Urea: water-soluble, washes away in normal cleaning
- Uric acid crystals: insoluble in water, persist for years, reactivate with humidity
- Bacteria: feed on the urea, produce odor-causing byproducts
Uric acid crystals are the key. Standard cleaning rinses the urea and removes the bacteria temporarily, but the crystals remain. Humidity in the air over weeks reactivates the bacteria and the odor returns.
Enzyme treatment is the only chemistry that addresses uric acid:
- Enzymes specifically formulated for uric acid (urease, uricase, protease enzymes)
- Applied at the correct concentration (enzyme effectiveness drops outside specific pH and temperature ranges)
- Long dwell time (24-48 hours) - enzymes work slowly
- Surface treatment is partial; severe cases need sub-surface injection or pad replacement
Procedure:
- UV black light inspection identifies hidden urine spots (urine fluoresces yellow-green under UV)
- Document the affected areas with photo
- Pre-clean the carpet
- Apply enzyme treatment to saturation of the affected areas
- Cover with a damp towel to maintain moisture (enzymes need water to work)
- Allow 24-48 hours dwell
- Re-extract
- Verify with UV light follow-up; remaining areas need additional treatment OR sub-surface injection
Sub-surface injection for severe cases:
- A specialized tool (sub-surface injector) delivers enzyme directly into the pad through small needles
- Reaches uric acid that has soaked into the pad
- May be the only effective treatment for severe pet contamination
- Typically priced as a specialty service
Pad replacement for the most severe:
- When enzyme + sub-surface fails to resolve, replace the pad
- The carpet itself can usually be salvaged if the contamination is in the pad
- Customer must understand the work scope before agreeing
Smoke
Smoke odor is challenging because it bonds with the carpet fiber and with surrounding surfaces (walls, ceilings, furniture). Carpet cleaning alone often only partly resolves smoke odor.
Treatment approaches:
Encapsulating spray - chemistry that binds with smoke molecules and seals them:
- Applied during normal cleaning
- Reduces residual smoke smell
- Most effective on light cigarette smoke
- Less effective on heavy structural smoke
Ozone generator - produces ozone (O3) which oxidizes smoke molecules:
- Industrial ozone generator placed in the affected room
- Sealed room with no occupants or pets for the duration of treatment
- 4-24 hours of operation depending on severity
- After treatment, ventilate fully for 4-8 hours before re-occupancy
- WARNING: ozone is harmful to humans, pets, and plants in occupied spaces
Hydroxyl generator - produces hydroxyl radicals, less harmful than ozone, can run in occupied spaces:
- Slower than ozone but safer
- Suitable for residential occupied properties
- Specialty equipment, growing acceptance in restoration trades
Refer for severe smoke: structural fire damage, water-damage-related smoke, post-fire residue - these are restoration-grade jobs.
Mold and mildew
Mold odor indicates active mold growth somewhere. Cleaning the carpet without addressing the source produces a temporary improvement only.
Diagnostic:
- Identify the moisture source (leak, humidity, prior water damage)
- Visually inspect for mold growth (carpet, pad, subfloor, walls)
- If visible mold growth is found, follow the mold remediation procedure (see Mold Removal Residential article)
- If no visible growth but the odor persists, the mold may be in the pad or subfloor
Treatment:
- Antimicrobial treatment of the carpet (EPA List F or List M antimicrobial)
- Pad replacement if pad is the source
- Subfloor remediation if subfloor is contaminated
- The carpet alone cannot eliminate mold odor if the structural source remains
Body odor (in older furniture and beds)
Sweat and skin oil accumulate in carpet and upholstery, especially in heavily used areas (favorite chair, primary bed).
Treatment:
- Standard cleaning addresses surface body oil
- Pre-spray with light alkaline + warm (not hot) extraction
- Specialty body-oil cleaners contain enzymes targeting the proteins
- Multiple cycles for set-in odor
The wool or natural-fiber carpet that has 10 years of body oil buildup may not fully recover from cleaning. Set expectations: improvement, not perfect.
Vomit
Same approach as pet urine - enzymatic digestion of the protein and sugar content:
- Quickly remove the bulk material with paper towels
- Apply enzyme treatment to the affected area
- Allow extended dwell (8-12 hours)
- Extract
- May need pad treatment for deep penetration
